PRECONSTRUCTION
As a team partner, Gordon Kuhl Builders works with the client, architect, engineers and other consultants during the project design and development phase from concept through final construction documents.Our expertise and advance planning is intended to help us be the conscience of the project and to keep the project on track and on budget. Our constructibility reviews and value engineering are intended to keep the project on budget using the most appropriate building materials and techniques. Our scheduling updates insure that final designs are consistent with the client’s delivery schedule. Our services include site selection and feasibility evaluation, working with the design team, preliminary and updated cost estimates and projections, preparation of construction schedules, coordination of construction documents, bidding and qualifications for sub-contractor trades, preparation of scopes of work, review of project specifications, preparation of final cost and evaluation of subcontractors bids and LEED review and analysis.
GENERAL CONTRACTING
As the General Contractor, Gordon Kuhl Builders will facilitate, manage and supervise the construction process. We assign a project manager with the know how to execute the project and ensure compliance with the project’s intended materials and quality. We provide construction services on either a stipulated sum, guaranteed maximum price (GMP), cost plus or stipulated fee basis. We will hold all of the sub-trade
contracts, manage the construction process, provide project accounting, payment of project costs, manage payment releases and review all requests for change orders. Our contract proposal will present all foreseeable costs and contingencies.
CONSTRUCTION MANAGEMENT
Gordon Kuhl Builders acts as the construction manager in a negotiated contract rather than the general contractor. The basic elements of a project– scope, time, cost and quality–are controlled to meet critical project requirements while maximizing value. All construction work is subcontracted to subcontractors mutually agreed upon by Owner and Gordon Kuhl Builders, and we provide consultation services, value engineering, constructibility, systems analysis, recommendations, oversight of the
construction process to the owner, management andsupervision of the project.
DESIGN BUILD
Gordon Kuhl Builders will partner with you in planning, designing and constructing your project to meet your needs as a single responsibility and contractor. We work in conjunction with an architectural firm and engineering consultants tocomplete construction documents and perform general contracting services that include design development, schematic designs and budgeting, contract document preparation and scheduling. Our preconstruction group will ensure budget compliance, deliver direct cost and time savings throughout the project, and we will provide single source responsibility for the design development and construction of your project. From the beginning, the individuals who will ultimately build the project are involved and partners in all of the details.
SAFETY
Safety is job one at Gordon-Kuhl Builders. It’s a paramount concern and an integral part of our company culture. Our supervisory staff attends more than 10 hours of OSHA training and maintains annual certification in first aid and CPR, and participates in weekly jobsite safety meetings. Our employees are trained to spot hazardous conditions and to takecorrective action as soon as they are identified. We strictly adhere and enforce OSHA compliance from all our subcontractors and any jobsite visitors. We have a Safety Director that visits all jobsites regularly and assures that the safest possible means and methods are being utilized.
